Anthony and Jeff understand that many great deals go to those who have immediate cash or proof of funds. In dealing with large distressed assets, time is of the essence. Those that can act quickly reap the reward of buying distressed assets at a discount, which is passed onto investors in the form of higher returns. The two started the Apartment Investment Fund to have the funds now to buy great deals now. Anthony has always enjoyed training investors and had for some time wanted to start this fund – the obvious next step.
But he did not have time to drive the project alone. Jeff approached Anthony about working together to start the fund, and the Apartment Investment Fund was born in 2013. Regulation A+ did not go into effect, however, until June of 2015, which then opened up the Apartment Investment Fund to a larger investor base by allowing advertising.
Anthony is a seasoned Real Estate investor with over 20 years of experience. After 16 years at a fortune 500 company, Mr. Chara gave up his lucrative position so he could spend less time traveling and more time creating wealth for his family. He turned to Real Estate investing full time in 2001.
Presently, he's managing partner of Apartment Mentors, LLC and founder of Success Classes, LLC. He has owned or managed several successful multi-million dollar companies during the last 20+ years, and currently owns properties across the U.S
He has mentored several thousand aspiring RE investors. Mr. Chara also volunteers and supports several worthy charities such as the American Red Cross, Denver Rescue Mission, Habitat for Humanity and the Wounded Warrior Project.
Mr. Chara turned to Apartments full time in 2004. He owns and/or has syndicated approximately 1600 apartment units around the country. In 2005, Mr. Chara decided to offer technical training to RE Investors, with an emphasis on Apartment complexes. He set out to design and implement the best Apartment Investing training class in the market and taught his first class in 2006, and, based on the testimonials, believes strongly that he has achieved this goal.
Mr. Chara also realized that many of these same students either wouldn’t have the time to find and purchase Apartments, or would be afraid to pull the trigger. Therefore, he created several investment groups, raising over 11 million dollars, to fund the acquisition of many of the aforementioned properties.
Jeff became a real estate investor in 1997 to provide greater financial stability for his family. Over the years, he has purchased both single and multi-family properties in California, Nevada, Alabama, and Florida, invested in a syndicated commercial office building as well as private first and second positioned notes.
He realized that many of the best real estate opportunities needed almost all cash in order to be purchased within a much shorter time frame than that which one could secure with a conventional bank loan. Thus, the Apartment Investment Fund was created to buy these best deals.
Mr. Halbe also loves working with people and seeing them succeed. He has been a high school English teacher since 1994, primarily in California and for two of those years in Sao Paulo, Brazil.
Informally, he has been a teacher/mentor for friends and family interested in real estate investing for almost 20 years. Additionally, he enjoys reading about investing and holds membership in several investment mentoring groups. Jeff is a dedicated professional who is enthusiastic about working with others to realize their investment goals.
Mr. Halbe supports numerous charities, including a school in Livingstone, Zambia, Bay Area Rescue Mission, Homeward Bound Golden Retriever Rescue, and Sandra J. Wing Healing Therapies Foundation.
In his spare time, he likes to cook for his family, take his dog Maggie for a run, travel within United States and internationally, and work on home improvement projects.

Jillian Sidoti specializes in transactional legal matters such as private placement memorandums, Form 10′s, S-1′s, Regulation D filings, trademarks, copyrights, NDA’s, and contractual matters. Jillian also spends her time speaking at seminars educating real estate investors on how to legally raise capital for their real estate investment projects.
Prior to her legal career, Jillian owned and operated a record label enabling her to tour worldwide with artists, including visiting South Africa, Canada, Europe, and the United States. Using that experience, Jillian has been commissioned to write articles and contracts for many music industry entities.
Currently, Jillian teaches Finance and Accounting for the BS and MBA programs at the University of Redlands, drawing on her experience as Financial Analyst, Controller, and CFO for many companies from manufacturing to real estate development. Jillian also teaches a Small Business Management class where students are taught the anatomy of a business plan.
